We analysed property valuation data in Cape Town and found that units that had been renovated were worth 15 to 30% more than equivalent units in the same building.
This means that it makes financial sense to put anywhere from 1 to 15% of your property’s value into your unit, because it can be recouped, and in the case of an apartment bought to renovate and sell again – to be recouped with a larger profit margin.

A couple of things to note for owners
Living on site can be fun but there will be times when the apartment is very dusty or full of materials or noise, or there could be no access to water or toilet facilities because they are being replaced. For that reason, it is always easiest if we renovate an apartment that you have just purchased and
have not yet occupied or where tenants have moved out. Having said that, with proper planning we can always work around you and make the process of renovation as comfortable as possible by screening-off the areas of work.
The logistics behind a renovation
From the start
Buildings, body corporates and managing agents usually welcome a renovation because adding value to an individual flat improves the look and value of the block as a whole as it often promotes others to renovate as well.
TO consider
The application procedure is simple, you or we apply for permission to renovate with your managing agent. Which is a document that needs to be filled out stating what work is to be completed and in what time frame, and that a deposit needs to be paid by the owner to cover any possible damage to common property within the building. That deposit is normally a fixed amount or a percentage of the total work, and is typically around the R 5000.00 mark. This deposit is then returned to the owner or credited against their monthly building levies once the work is done.
GOOD TO KNOW
Typical working hours on site are Monday to Friday from 08:00 to 16:30. Building rules usually prohibit us from working after these hours or on weekends as it bothers other residents of the building.
